This charge includes:

maintenance of the houses and the territory (green areas);
service of the water supply line and the engineering systems
supervision of the gas-fuelled heating boilers;
maintenance of the electrical installations and services of a construction work specialist- craftsman;
administration and management costs;
emergency service 24 hours a day;
conclusion of contracts with and payments to service providers;
formation and administration of the reserve fund.
 
Services provided for an additional charge:

Car parking maintenance fee                                     ~2,50 LVL for one place;
operation and technical service of elevators           ~3,00 LVL from each apartment;
heating and hot water;
cold water;
waste collection;
TV;
Internet;
electrical power for common use premises;
window cleaning in apartments;
daily and general cleaning of premises in apartments;
services of electricians, plumbers and construction work specialists in apartments.
 
House cleaning will be carried out by using modern technologies – in appropriate  clothing, using special appliances and special cleaning agents. Pathways in the territory will be maintained, also maintenance of the green area- regular mowing, collection and removal of grass, maintenance of plantations, removal of leaves, snow removal and maintenance of the playground – will be ensured.
 
Supervision of gas-fuelled heating boilers.
Registration and control of heat consumption of the houses, control of technical condition of the hot water supply line and the heating system and planning of repair works, registration of indications of common house and individual heat meters and control of usage thereof, maintenance and operation of the local boiler equipment and other similar works will be organised. Breakdowns of the internal networks will be immediately localised and all the repair works required will be carried out.
 
Service of water supply line and engineering systems.
All applications of inhabitants relating to emergency situations will be registered, repair works will be carried out, and services for pay will be provided.
 
Services of a qualified electrician and a construction work master-craftsman.
 
Administration costs include accounting services as well as calculation of management fee and public utilities charges and issue of bills, calculation of amounts for services for pay, entering of data into the data base and storage thereof.
 
Legal services include preparation of contracts, review and registration of declarations, issue of necessary record-keeping forms, recovery of debtors’ debts, consulting of clients in management issues.
 
Service of clients - operative information of clients on issues and problems concerning the particular house to be managed, organization of common arrangements of the particular house: convening of general meetings, enquiries in order to clarify desires of the inhabitants, summarizing of these desires and realization thereof if it is possible.
 
Emergency service.
Eliminates damages of the heating, sewerage and water supply systems as well as of the electric installations, which may cause further damages to the house; the emergency service is available to each inhabitant of the house 24 hours a day; in the event of a serious damage the emergency service starts repair works not later than within one hour after receipt of the call; the emergency service team is equipped with appliances required for elimination of typical emergency situations.
SIA „ Home service” guarantees experienced and trained personnel capable to make decisions quickly and localize the damage occurred. 
 
Reserve fund.

The reserve fund is a separate provision which is used to cover all the purchases of repair materials, improvement of the territory and the houses, repairs, replacements and renovation. 
 
Allocation of costs (in per cent):

Maintenance of the houses - 20%;
Maintenance of the territory  (pavements and green areas) - 30%;
Service of water supply line and engineering systems - 4%;
Supervision of gas-fuelled heating boilers - 12%;
Maintenance of electric installations and services of construction work specialist craftsman - 3%;
Administration and management costs - 13%;
Emergency service available 24 hours per day - 4%;
Formation and administration of the reserve fund - 9%.
